Features

For every step of renting out property

Enter your property and tenant once; Kira Takip handles each month's rent, payments and reminders.

  • Leases and rent terms

Start and end dates, rent and due day live on the lease. Extensions, terminations and renewals are recorded; old terms are never deleted, their history stays visible.

  • Legally capped rent increases

For the new lease year, the increase is capped by the 12-month average CPI change published by TÜİK (Turkish Statistical Institute); you are warned if a new rent exceeds it.

  • Monthly rent charges, automatically

Rent is charged for each period automatically. Building fees, utilities or late payment interest appear on the same account.

  • Payments and receipts

Record an incoming payment and Kira Takip allocates it to open charges. Overpayments are kept as credit; a PDF receipt and a receipt email to the tenant are ready.

  • Deposits and expenses

Deposits received, deductions and refunds are tracked separately. Enter the property's expenses and see net income in the reports.

  • Reminders

Email and in-app reminders for due and overdue rent, ending leases and increase anniversaries; optionally for your tenant too.

  • Work with your accountant

Invite your accountant and decide whether they may record entries. Lock a finished month so closed periods cannot change.

  • Reports and exports

Collections, overdue payments, rent roll, net income and deposit reports as CSV, Excel or PDF; lease statements as Excel or PDF.

  • Security and data protection

Two-factor authentication, session management and an audit log. Fields such as national ID and IBAN are encrypted with a separate key.

Lease

Lease, rent terms and timeline together

Tenant, unit, rent, deposit and due day on one page. Overdue balance and credit are shown at the top of the lease.

  • Extensions, terminations and renewals go on the timeline
  • A rent increase is added as a new term; the old one stays
  • An expired lease renews for a year unless notice is recorded (TBK art. 347)

Enter the payment, Kira Takip allocates it

As soon as you type the amount you see which charges it will pay. Any excess is kept as credit and offset against next month.

  • Costs first, then rent; or oldest first, or manually
  • PDF receipt and receipt email to the tenant
  • Wrong entries are never deleted, they are voided with a reason

Questions

Frequently asked questions

Is Kira Takip paid?

It is free for now and needs no card. If paid plans are introduced you will be told at least 30 days in advance; see the pricing page.

How are rent increases calculated?

For the new lease year, the increase may not exceed the change in the 12-month average CPI of the previous lease year (Turkish Code of Obligations, art. 344). Kira Takip applies this rate with the values published by TÜİK and warns you if you enter a higher increase.

Can my accountant use it too?

Yes. You invite your accountant to your organization; they see the records and, if you allow it, also record payments and expenses. Accountants do not count towards the plan's member limit.

Does my tenant need an account?

No. A tenant is only a record; if you wish, reminder and receipt emails go to them as well.

Where is my data and how is it protected?

Connections are encrypted and data is backed up regularly. Sensitive fields such as national ID and IBAN are encrypted with a separate key; each organization's data is separated at database level. See the privacy notice for details.
